This is a big category that includes everything from private company equity and debt to ownership of real estate, as well as commodities.
So we still don't know exactly what Alex is talking about, but something he says around the 7-minute mark of the video teaser gives us a pretty good idea.
Alex noted how Peter Thiel turned “$2,000 inside a Roth IRA account into $5 billion.”
Of course, we know Thiel made his early fortune by co-founding PayPal, alongside Elon Musk, Reid Hoffman, and others. But he also made a second fortune by investing in startup equity or private placements.
This is more or less what Alex is promoting here, except he's not talking about any one private company, but multiple, and they're all helping power the AI revolution in one way or another.

Based on these clues, it turns out that Alex's pick is Blue Owl Capital Corp. (NYSE: OBDC).
- Trump's financial disclosures reveal a $5-$25 million equity stake in Blue Owl Capital Corp., a business development company (BDC) that is directly owned by it's parent, Blue Owl Capital Inc. (NYSE: OWL).
- Blue Owl has a joint venture in place with Meta, giving it an 80% stake in the Hyperion data center.
- As a BDC, OBDC is required by law to distribute at least 90% of its taxable net income to shareholders.
- OBDC stock is currently trading around $11.
The Most Overlooked AI Play in the Market?

Blue Owl Capital's portfolio holdings sound sketchier than an email in your spam folder claiming you won the lottery.
Part of the reason is that OBDC's portfolio primarily consists of senior secured loans to special purpose vehicles (SPVs).
Historically, private equity and credit funds have delivered annualized returns of nearly 14%, outpacing the S&P 500's long-term median of 10.5% and the Russell 2000's 7%.
However, this primarily due to PE investing in smaller companies than the average public co.
More than 70% of OBDC's portfolio is made up of floating rate, first lien senior secured loans to U.S. based upper midle-market private companies (revenue of $500 million+), with just under 11% being attributable to the AI/tech sector.
Collectively, these are worth $7.1 billion or $14.44 per share on paper. A 27% premium to OBDC's current share price.
As of the end of Q1, only 2.0% of all outstanding loans were officially non-performing, which is down from 2.3% at year-end 2025.
The numbers and it's eye-catching 13% annual dividend paint a picture of a healthy private lender selling at a slight discount to net asset value, however there are some early signs of stress, reflecting the AI sector at large.
Some analysts have suggested the AI exposure is significantly greater than that stated in public disclosures, with non-payment from some firms not being fully captured due to scheduled interest and principal payments not being 90 days overdue…yet.
The dividend was also recently cut, although OBDC still has a payout ratio of 100%, meaning any drop in earnings from here on out will let to further cuts.
Overall, I am taking a wait and see approach with OBDC over the next quarter or two to see AI capex and the updated non-performing loan figures.
